Mexico City accounts for 58% of office construction nationwide

Office leasing in Mexico City begins 2025 with a cautious performance, with an occupation of 34 thousand square meters during the month of January, remaining the most dynamic market in the country, followed by Monterrey and Guadalajara.

Regarding construction, activity remains stable, with 1.3 million square meters under development nationwide distributed across the eight main corporate markets in Mexico. The country's capital accounts for 58% of the office buildings that are under construction, positioning itself as the epicenter of growth.

At the end of the fourth quarter of 2024, Mexico City registered the start of construction of 14 thousand square meters of corporate spaces within the Reforma submarket, as well as an additional project of approximately one thousand square meters in the Lomas Palmas submarket.

On the other hand, the new supply of offices continues to advance moderately, with the addition of 23 thousand square meters to the inventory of the Santa Fe submarket at the end of 4Q 2024. This space corresponds to a class A building, consolidating the presence of premium offices in this key area of the corporate market.

With these indicators, the office sector in Mexico City shows a stable start to the year, reflecting a gradual recovery in demand and controlled growth in supply.
