The bank maintains its bet on housing, still in a pandemic

Despite the forecasts, the housing sector closed 2020 in a positive way, and facing the last part of the year, it is emerging that in 2021 the result could be repeated.

To a large extent, this scenario occurred thanks to the work of financial institutions, not only of the public sector, but also of banks.

And the fact is that, the fact that the resources continued to flow, allowed the dynamics in the housing market to be maintained in support of the families that had in their plans to buy a home.

In particular, according to various players in the sector, this last player was a great ally for the industry. And the fact is that the banks not only did not close the keys to housing credit, but schemes were launched to, for example, facilitate the purchase of houses; in addition to the support models that allowed families with current loans to defer the payment of their financing in the most complex months of the pandemic.

In terms of the number of credits, the bank closed 2020 with a total placement of the order of just over 123 thousand 300 credits. This figure represented a decrease of 9.9% compared to the 136,900 loans granted in 2019.

So far in 2021, this positive dynamics for banks in terms of housing credit has been maintained. With official figures for the first semester of the year, there is an increase both in the amount invested and in the number of loans granted.

Thus, from January to June 2021, commercial banks placed 69,100 loans. which represents an increase of 31.6% compared to what was observed in 2020, and even the figure reached in the first half of 2021, was higher than what was observed in the same period of 2019, when 65,800 credits were placed.

Analyzing figures from June 2020 to June 2021, of the more than 240 thousand 500 loans granted, 80% of the shares have been financed for acquisition. In this logic, 10% have been credits originated for payment of liabilities; while for construction 4%, liquidity 4% and expansion or improvement 3 percent.

It should be mentioned that in the first semester of 2021, the placement of credits in the traditional market, that is, Infonavit, Fovissste and banks, reached 269 thousand 800 shares, which represented an increase of 23.2% compared to what was seen in 2019, when 249,200 credits were awarded.

In terms of amount, 221.6 billion pesos were placed in the first half of the year, that is, 36% more than in 2020 and 24% more than in 2019.

In general, housing credit was positioned as one of the most resilient in the environment of the pandemic, being one of the few credit circuits that showed an upward trend.

Let us remember that during the pandemic, banks increased their collection of money, which translated into a scenario of good liquidity, which was channeled to the housing sector to promote projects by developers.

Another opportunity on the joint agenda between Canadevi and the ABM is to work on a scheme to give credit to workers from the mixed and informal economy. Regarding the last point, it even seeks to specify a project that is presented to the Ministry of Finance and Public Credit (SHCP).
