El Bajío: attractive destination for industrial investment given the scarce national offer

At the end of 2022, the Bajío region achieved an increase of more than 50% in gross industrial demand compared to 2021, reporting more than one million five hundred thousand square meters. As a pattern of attendees in the northern region of the country, made up of eight markets that Solili monitors, it achieved a growth of barely 5%, since many of its markets did not have availability, the companies turned towards the shoal to meet demand.

The Mexican Bajío region, made up of Guanajuato, Querétaro, San Luis Potosí y Aguascalientes,, has historically been a prominent recipient of the main vehicle manufacturers and therefore of a network of auto parts and service providers, which has driven the significant increase that we saw register in 2022.

The industrial clusters in the region and specifically those in the automotive sector have generated great dynamism that has been decisive in their ability to attract investment to their markets. The combination of factors such as the greater availability of industrial spaces in parks and the competitive cost of labor have been key when it comes to the results of 2022.

Another element in favor of this central area is its availability of industrial spaces, which only at the end of 2022 was 4.5% of Guanajuato and San Luis Potosí, while Aguascalientes and Querétaro ended the year with vacancies of 3.6% and 3.3%. respectively. These vacancy percentages far exceeded those reported by the eight northern markets, where the most critical levels were located in Tijuana with 0.8% and Ciudad Juárez with 0.6%.

However, at the end of the first quarter of 2023, industrial demand generated as a result that in just one quarter the vacancy rate in Querétaro decreased to 2.5% and 4.10% in Guanajuato.

So far this year, investments from the automotive and logistics sectors continue to reach existing parks that are slowly depleting their land, allowing them to take shape to house the construction of new industrial buildings promoted with the arrival of new tenants. The trend of high demand in class B spaces stands out in terms of number of spaces, although Class A warehouses lead the way in total areas.

It is a fact that not only large companies settle in the Bajío, but also the small and medium-sized ones that make up the network of production and supply chains feed the demand by looking for spaces below between 5 and 10 thousand square meters, mainly.
