In the first six months of 2024, a figure of more than 184 thousand square meters was recorded in construction starts. Of these, 67% correspond to industrial warehouses in the Build To Suit category, while the rest are speculative projects, which increases the city's industrial offer.

Industrial developers such as Davisa, Vynmsa, Grupo Mencorsa, among others, continue to bet on this market, starting various speculative projects that total more than 46 thousand square meters for lease, all following class A market standards, which adds a additional value to this attractive northern city.

The Ramos Arizpe corridor continues to be the favorite among developers and companies seeking to establish themselves, concentrating more than 60% of the profitable area of the warehouses started so far in 2024. It is followed by the Saltillo corridor, with various projects in the area of Derramadero, and finally the Arteaga submarket.

With a wide supply of land for future Build to Suit investments and the constant commitment of developers to invest in speculative buildings for lease, the Saltillo industrial market is expected to maintain a positive pace in construction and, as a consequence, in the city demand.
