More than 40 industrial projects begin in Monterrey during 2024

The construction of industrial warehouses in the Monterrey market does not stop, reflecting strong dynamism. In the period from January to May 2024, more than 925 thousand square meters of new construction began, divided into more than 40 industrial warehouses, consolidating Monterrey as the leader in industrial development in the country.

So far in the second quarter of the year alone, 391 thousand additional square meters have been started than what was registered at the end of Q1 2024, evidencing the strong demand and the continued interest of developers in the region.

This boost in the beginning of construction seeks to satisfy the growing industrial demand in Monterrey, which has shown outstanding performance. During the first five months of the year, 724 thousand square meters of total demand have been registered in the city, the highest figure in the country.

Projections indicate that this trend will continue to increase during the rest of the year, which will not only attract new investments, but will also cause the start of numerous industrial projects in the northern market, consolidating Monterrey as a key market for industrial development in Mexico.

Among the industrial corridors that have shown the greatest activity in construction starts so far this year, Apodaca stands out with a total of 281 thousand square meters started, followed by Guadalupe, with 185 thousand square meters and Ciénega de Flores with 133 thousand square meters. .

Of the total square meters started so far this year, around 43% belong to speculative warehouse projects, intended to meet the strong market demand.
