The increase in vacant space creates new opportunities in the market for the growth of industrial demand. Reynosa continues to be a market of interest for companies due to its strategic location; however, the lack of industrial infrastructure has made it impossible to grow at the rate it had been showing in previous quarters. Although it is true that the demand reports accumulated figures lower than those presented the previous year, this has been a consequence of the decrease in the industrial supply of the market.

After the end of 2023, the city of Reynosa offers a wide range of industrial warehouses ranging from small spaces of 2.9 thousand square meters to larger developments that exceed 26 thousand square meters. This variety gives companies the flexibility to find the size and infrastructure to establish themselves in the city.

At the end of December 2023, the construction of 159 thousand square meters is progressing, concentrating on the Poniente and Airport-Pharr Bridge submarkets, of which 80 thousand square meters correspond to speculative warehouses, all class A. It is expected that in the coming months these projects complete construction and are available for immediate occupation, the supply of industrial properties increases.

Cases such as the new Centinela Property projects are an example of the confidence of industrial developers in the region, carrying out the construction of a new industrial park in the Airport-Pharr Bridge submarket, with a speculative warehouse that exceeds 18 thousand square meters and that it is available. On the other hand, Prosperity Real Estate is building a speculative warehouse of more than 15 thousand square meters in the Poniente submarket, specifically in the Villa Florida industrial park. These projects offer a greater variety of options for companies wishing to establish themselves in the city.

Additionally, the strategic location of Reynosa as it is a border that adjoins the United States adds a crucial component to its attractiveness. The proximity to the northern neighbor facilitates international trade and logistics activities, allowing easy access to binational supply chains. . This combination of factors as well as the current market offer and its available space options positions Reynosa as a promising market for companies seeking to establish themselves in the northeast region of the country.
