Increase in key logistics for Guadalajara to be one of the leaders in industrial demand

At the end of 2021, the Guadalajara industrial market increased its gross industrial demand by 58% compared to 2020, with 436 thousand square meters, the busiest quarter being 3Q 2021, where 163 thousand square meters were registered.

The key to this annual increase was focused on the logistics sector. Amazon, Walmart and Coppel were some of the companies in this line of business that were part of the lawsuit during the second half of the year. Vesta, CPA and Prologis, in turn, were the main players that captured demand in this period.

Likewise, the industrial net demand exceeded 318 thousand square meters per year, in the midst of a 2.2% vacancy, which has been adjusted downward by more than one percentage point in the last year.

Analyzing the geographical distribution of demand in the last quarter of 2021, the El Salto corridor manages to concentrate just over 56% followed by Periférico Sur, Lopez Mateos and Zapopan Norte with 17.2%, 14.6% and 10.9%, respectively.

To meet demand in the short term, Guadalajara has 18 Class A industrial spaces out of a total of 51 located in the entity. These Class A warehouses range from 2,000 to 40,000 square meters, this maximum area corresponding to the Alveo Kapital Group of the Santa Rosa Industrial Park near the settlement.

On the other hand, the Metropolitan Area of Guadalajara has a population of just over 5.2 million inhabitants, structured in almost 1 million 484 thousand households, according to the Institute of Statistical and Geographic Information in the 2020 Census.

We know that the arrival of the pandemic modified the consumption pattern of the inhabitants of the main Mexican cities, including Guadalajara, which has influenced the increase in the demand for goods and services and therefore of the industrial space. Food delivery, fashion and electronics are the preferred product categories when ordering online.

These transformations have impacted the logistics sector that now demands another concept of real estate or industrial buildings with a higher area, where issues of energy, lighting, security, unloading and transport mobilization affect when choosing the indicated option.

At the end of January 2022, the Grupo Industrial Elite, which manages several logistics companies from its portfolio in the entity, that the geographical location and the consolidation of the pharmaceutical, automotive, technological and logistics clusters, in the metropolitan area of Guadalajara, has promoted the model of last-mile industrial parks, as he pointed out in an interview for El Economista.

It was the logistics activity that boosted the Guadalajara industrial market in 2021, placing it among the large markets in the country with one of the best behaviors, hoping this trend will continue during 2022.
