Increase the search for housing in Puebla by returning to school

The return to higher-level classes and the gradual resumption of economic activities increased the search for housing by 30%, mainly the rent of apartments close to educational institutions, despite the fact that 65% disapprove of returning to the classroom.

In the case of Puebla, housing income fell by up to 98% in 2020, due to the closure of educational institutions due to Covid-19.

Maricela Rodríguez Pereyra, president of the Mexican Association of Real Estate Professionals (AMPI) Puebla, explained that the demand for real estate had an increase in June, the month in which Luis Humberto Fernández, head of the Federal Educational Authority, announced the return to classes.

The head of the AMPI, interviewed within the framework of an agreement with the Association of Appraisers of Puebla (Covapue), pointed out that the lessors maintained, in most cases, the prices established before the pandemic, this with the aim of secure rental contracts.

"As of May, the issue of schools began to reactivate, it was a low movement, but as of June they began to look for housing and we have found that the amounts of housing remain the same as when the market went down", commented.

Tec de Monterrey, Universidad Anáhuac or Universidad Madero are just some of the institutions that have returned to classes under the hybrid model, that is, online and in person. The properties that are offered around these institutions range from 4 thousand to 15 thousand pesos and in the specific case of Puebla, the corridors of San Andrés Cholula and the Angelópolis area stand out.

 “There was an upturn in the demand for real estate and we are currently at 30%, we estimate that in July it will increase even more. The UAP has not yet announced a return and there will not be a search for housing until they give a date, ”added Rodríguez Pereyra.

The AMPI and the Covapue presented the Green Book, a guide to know the capital gains of properties in the city of Puebla and the metropolitan area, based on information about points of interest, streets, avenues and market factors, with the purpose of having a purchase reference and avoid fraud.
