Unstoppable industrial construction in Monterrey, as of May 2022 it exceeds 1.5 million m²

The real estate market in Monterrey has seen an accelerated growth in demand that during the first four months of the year already exceeds 620 thousand square meters, a figure that doubles that registered in the same period of the previous year. Manufacturing and logistics mark a balanced rate of participation in gross absorption.

The developers in the entity have managed figures and scenarios that led them during 2021 and so far in 2022, to further activate construction, which in May 2022 exceeds one million five hundred thousand square meters, an amount three times higher than which was built a year ago.

Just over 25 industrial buildings are available out of the almost 70 that are progressing in various construction phases, most of which correspond to expansions or custom-made projects (BTS).

The available warehouses allow tenants interested in locating in Monterrey to be offered spaces from 4.2 thousand to 27.6 thousand square meters.

Meanwhile, custom-made projects or expansions of operations already installed in the entity range from 2.5 thousand square meters to 148 thousand square meters, placing the latter on a recognized industrial park on the Salinas Victoria corridor.

In this important northern market, the large surfaces that are built, made up of warehouses with more than 50,000 square meters of net profitable area, stand out. This set of properties totalize more than 80% of the surfaces that are built.

At the end of the fourth month of the year, the Salinas Victoria and Apodaca submarkets managed to group together 67% of the total number of new industrial buildings under construction.

Significant progress can also be seen in state-of-the-art construction systems, a sign of the high participation of institutional developers in the northern border markets.

The heights of the warehouses, the platforms and maneuvering yards also stand out as well as strong competition from developers that converge in this market.

As can be seen on the Solili platform, the growth rate of construction during 2022 has exceeded the growth rate of gross demand, in the midst of a 2.5% vacancy at the end of April 2022, where rental prices registered annual increases to close with an average of $4.27 dollars per square meter per month.

Projections for the end of the second quarter of the year will continue to keep Monterrey at the forefront of leadership in demand and construction indicators at the national level.

As for the new projects that could be incorporated in the rest of the year, the Salinas Victoria corridor would remain at the forefront of new developments, since it still has surfaces for it, as we have seen with the Hofusan and Interport industrial parks that have reaped significant benefits.
