Guanajuato and Querétaro boost the Bajío with rising net demands

The marked vocation of the Bajío has focused on the development of manufacturing, which in the last two decades has allowed a boost in business and technological investment for the region.

Recently the National Institute of Statistics and Geography (INEGI) published the Monthly Indicator of Industrial Activity by Federal Entity (IMAIEF) which shows that Querétaro and Guanajuato registered an increase of 6.6% and 4.9% in June 2022 compared to the same month in 2021.

This evolution is also reflected in indicators of the industrial real estate market such as gross demand and net demand, the latter result of incorporating vacancies, which in times of crisis such as those brought about by the pandemic take on special relevance.

The national gross demand during the first nine months of 2022 has exceeded by 20% what was registered in the same period in 2021, however markets such as Querétaro and Guanajuato exceed this growth and register increases of 80% and 30%, respectively.

If the net demand is analyzed as of 3Q 2022, the Querétaro market exceeds 178 thousand square meters, while Guanajuato closes with 123 thousand square meters, which reflects increases of 1.5 and 3.4 times higher than those registered in the third quarter of the year. 2021, respectively.

This strong dynamism has to do with the recovery that these markets underwent to reach pre-pandemic levels, although some sectors are still fighting a battle to catch up after the effects of the increase in logistics costs and the crisis in supply chains.

However, there is a growing interest in new investment sectors that see the shoal as fertile land to install their production or service processes. In October 2022 we saw the press review of the beginning of the construction of the largest data center in Mexico to be carried out by the company Layer 9 in Guanajuato, where it estimates to invest 800 million dollars.

There are various sources of capital and the sectors where industrial activity is consolidated this quarter in Querétaro, as is the case of the Canadian firm BRP, a manufacturer of products for motorized sports that began the construction of its battery manufacturing plants or the of the Turkish capital company Boce Industrial Systems that will invest 1.5 million dollars for the manufacture of automatic lines for the treatment and electro-finishing for corrosion protection.

In the case of Querétaro, the growth is related to a greater demand for manufacturing parts, including the manufacture of transportation equipment, and the parts that supply the automotive, aerospace, and appliance industries, the main industrial sectors of the state.

This dynamism is known by the developers of both markets where speculative transactions are gaining ground in markets that will increasingly require a broader offer to meet the growing demand that is expected in the coming quarters.
