Guanajuato continues to be an important industrial center in Mexico, especially in the Bajío region thanks to its qualified workforce and its central-northern location, which gives it a competitive advantage over other markets.

In the first month of the third quarter, Guanajuato reflected an industrial vacancy rate of 3.1%, which has decreased for four consecutive months. This level of vacancy indicates that most of the available spaces are being occupied, which is consistent with the growth and activity in key sectors such as manufacturing and automotive.
Currently, 230 thousand square meters are available, represented by 32 speculative industrial warehouses with space available for immediate rent.

Spaces ranging from 2 thousand square meters to 23 thousand square meters in the most important parks of the State such as Parque Industrial Bajio, Castro del Río, Santa Fé Puerto Interior, Vesta Park Guanajuato among others.
It is expected that in the next few months the warehouses that are currently under construction will enter the inventory. This could increase the available supply and potentially influence the prices and availability of industrial spaces in the Guanajuato market.
