Guanajuato sharply reduces industrial vacancy

Guanajuato has been characterized by having the highest industrial vacancy at the national level during 2021 and 2022. But if we analyze its evolution during the last year, we can see that it registered a decrease of 2.6 percentage points when comparing the end of the third quarter of 2022 with the 2021.

Only Monterrey, Chihuahua y Tecate had higher percentage adjustments in annual terms of 3.4, 3.3 and 2.8 percentage points, respectively.

Throughout 2022, gross demand has concentrated more than 90% in Class A industrial buildings where an operation corresponding to a custom-made project located on the San Miguel de Allende-San José Iturbide corridor concentrates about 23% of the whole period.

The momentum that industrial constructions have taken is another determining factor that has contributed to the decrease in vacancy because even exceeding 343,000 square meters at the end of October 2022, it is still below the sustained rate at which demand is growing.

Another phenomenon that has been maintained throughout 2022 is the increase in the participation of speculative constructions that has allowed for greater options in terms of size and locations in order to satisfy demand and mobilize part of the available inventories that this project had. market.

In recent press announcements, we have seen both the local government and groups of investors and developers in the region mobilize to attract investments in agri-food or medical devices, to name a few non-traditional sectors, which have allowed the range of supply to be expanded towards lines that traditionally they did not settle in Guanajuato.
