Guanajuato reactivates industrial construction due to growing demand

Guanajuato is advancing with great activity in the industrial construction market and only in the months of April and May 2023 saw the start of 88,000 square meters of new industrial buildings, thus maintaining a similar pace to those observed in northern markets such as Tijuana and Ciudad Juárez.

Of the 360,000 square meters of industrial buildings under construction, about a third is available for potential tenants with average rental prices of $5.1 dollars up to a maximum of $6 dollars per monthly square meter.

If we consult the Solili real estate platform, we can access more than twenty industrial projects that are built with surfaces ranging from 1.6 to 25,000 square meters and thus meet the 120,000 square meters that have been demanded since the beginning of 2023.

The Silao-León, Celaya and San Miguel de Allende-San Jose Iturbide corridors are the most active and that is where developers are concentrated. Of the total under construction, although the number of speculative projects exceeds those that are built to measure, the latter take the lead in terms of total surfaces.

One of the projects with the largest area nationwide and that exceeds 110,000 square meters is still under construction on the San Miguel de Allende-San José Iturbide corridor and will be occupied by an important sanitary ware company, expecting to be delivered by mid- current year.

For example, the supplier company for the aluminum industry, Hiho, which plans to produce aluminum wheels as part of the supply chain in the state, announced the investment of 100 million dollars in the construction of a new plant in Apaseo El Grande. The Korean company Youngkyun Kim will also invest close to 26 million dollars in the entity.

Previously, Suminoe Textile informed state authorities that it will expand its industrial plant located in Parque Marabis where it estimates to invest 19.5 million dollars.

Another Asian firm Okita Iron with capital from Japan that is dedicated to producing washers for the automotive industry will allocate 40 million dollars to expand its industrial operation in the Abasolo Municipality.
