The industrial market in Guadalajara started the year building new speculative industrial buildings where more than 100,000 square meters began which again brings the total area of buildings in progress to 280,000 square meters.
This behavior of the developers anticipates that the demand will continue to increase with respect to that registered in 2022, where the accumulated net absorption of the year managed to exceed the accumulated throughout 2021 by 33%.
The demand during 2022, which reached 300,000 square meters, concentrated about half in warehouses smaller than 10,000 square meters, which was taken advantage of by developers whose real estate product focused on the micro park format. The remaining percentage was divided into 30% for warehouses between 10 and 20 thousand square meters and 22% for warehouses that exceeded 20 thousand square meters.

Currently, the industrial market of Guadalajara faces a historical vacancy that reached its lowest level at the beginning of 2023, registering less than half a percentage point.
Now, if in February 2023 a tenant searches for an available industrial space in Guadalajara, he will find twenty warehouses totaling 255,000 square meters and of which about 80% are under construction.
In addition to this, these projects are advancing under the speculative format, which would bring an advantage to the developer when arranging the closing in the midst of a very low vacancy and an offer concentrated in large sizes of warehouses.
It should be noted that as of February 2023 the availability of sizes from 10 to 20 thousand square meters is nil and 75% of the total available areas correspond to warehouses that exceed 20 thousand square meters, leaving the remaining 25% in sizes below those 10 thousand square meters.
Any intermediate warehouse requirement between 10 and 20 thousand square meters must turn to other markets in search of the required space, thus losing an important opportunity to settle in the area.
In the immediate future, Jalisco continues to advance with important public investments in infrastructure, sustainability, and technology to accompany private industrial investment.
For example, the Grupo Aeroportuario del Pacífico has continued advancing in the construction of Terminal 2 of the Guadalajara international airport, estimating its completion for 2026.
