Of the almost 7.4 million square meters of industrial buildings that were demanded nationwide in Mexico, about 20% was concentrated in 25 large surfaces that were located on the markets of Monterrey, Ciudad de México, Saltillo, Ciudad Juárez, Guanajuato, San Luis Potosí, Reynosa and Querétaro. These closures correspond to surfaces of industrial buildings greater than 42 thousand square meters.
Monterrey is at the forefront of the large industrial transactions of 2022 with a dozen operations ranging from 46 to 93 thousand square meters. The Salinas Victoria submarket leads with the highest number of transactions and concentrates close to 20% of the traded surfaces. They are followed by Guadalupe, Santa Catarina y Apodaca, which attracted large operations to these submarkets.

It is about Monterrey where large-scale projects have the highest proportion of more than 30% of the total transactions registered in 2022 in this market.
Secondly, Mexico City receives just over half a dozen large-area projects ranging from 42 to 67 thousand square meters. It is not surprising that all of them are located on the CTT (Cuautitlán, Tultitlán y Tepotzotlán) which is where the large institutional developers of the country's capital have their greatest strength.
In third place for large transactions of more than 42,000 square meters we find Saltillo, where these large stores achieve a participation of 20% of the total closings registered in this market, during 2022.
The rest of the markets that enter this list do so with one or two operations that, due to their size, differ very markedly from the average of areas that were respectively registered in each of their markets.
Regarding the sectors that occupy these properties, 47% are grouped into manufacturing activities where the production of home furnishings, sanitary ware, refrigeration elements, gardening and the pharmaceutical industry have the greatest role.

Logistics activities with 30% and the automotive sector with 14% are included in the occupation of large industrial warehouses, where companies from the petrochemical and technological sector are also incorporated with less participation.
Due to the size or complexity of these buildings, it is to be expected that a large majority corresponds to projects that are either expansions or custom-made warehouses or BTS, although it is not surprising that 22% advanced under a speculative project format, where all of them are located in the capital of the country.
