Capital government proposes to update housing prices in CDMX

The head of government, Claudia Sheinbaum, proposed updating the prices of social housing, by establishing its value in units of measurement and updating or UMA. This, through an initiative to reform the Housing Law, Urban Development and the Tax Code.

The project was sent to the local Congress and would also reform Regulation 26 to encourage the production of sustainable housing, of social and popular interest.

On the other hand, it will formalize the exclusivity to make use of said planning instrument to public bodies dedicated to construction and management for their beneficiaries.

The initiative foresees support from the Secretariat of Administration and Finance, Seduvi, the Institute for Democratic and Prospective Planning, Servimet and the Invi.

These institutes will have the power to propose modifications to the value of the home based on price variations in construction materials, inflation and the cost of land.

Likewise, private developers will intervene in projects with Rule 26, to encourage the production of sustainable housing, of social and popular interest.

In the case of popular interest housing, the maximum sale price to the public would go from 5,400 units of account to 6,000 UMA equivalent to 537,720 pesos, at its current value.

For its part, the maximum limit, which represents nine thousand units, would reach 10,800 UMA equivalent to 967 thousand 896 pesos.

The social interest rate is updated from 5,400 to 6,000 UMA. The maximum sale price for the sustainable one goes from 10 thousand 800 UMA to no more than 17 thousand 314, which is equivalent to 551 thousand 680 pesos.
