Fibra Upsite increases portfolio in the northern border of the country

Fibra Upsite, which is dedicated to real estate development in the industrial segment, is committed to continuing to promote its expansion strategy in the northern border region of the Mexican Republic, but it also sees the central area as attractive, given the historical demand registered by these markets.

"Although our current strategy has focused on the development of real estate on the northern border due to the historical levels of absorption that are occurring, the demand for logistics spaces in the center of the country continues to strengthen," said Rodolfo Balmaceda, director general and president of the Technical Committee of the real estate investment trust (fibra).

The manager explained that the growing demand for logistics spaces in the central area of the country is being driven, mainly, by the boom in electronic commerce, which has achieved a growth of 45% compared to 2020 and reaches 12%. of total retail sales.

As part of this plan, Upisite began, at the end of 2021, the construction of its third industrial building in Ciudad Juárez, requested by a new client with whom it has already signed a ten-year lease.

Said development will have a gross leasable area of 20,344 square meters, which the real estate trust plans to finish and deliver during the fourth quarter of this year.

The firm announced that until last December it was the owner of a stabilized portfolio made up of four industrial properties, which in total add up to a profitable area of 80,139 square meters, which are located in the cities of Tijuana, Baja California, and Ciudad Juárez in Chihuahua.

The occupancy of the portfolio remained at 100% and its lease contracts have an average maturity of 7.3 years, which, according to Fibra Upsite, is one of the longest in the industrial real estate sector in Mexico, with contracts denominated in dollars.
