Fibra Next, new industrial real estate fiber from Fibra Uno

Nearshoring Expert & Technology (Fibra Next), this is the name of the new real estate company in the industrial sector that Fibra Uno (Funo) plans to list in 2023 on the Mexican and international stock market.

The funds raised will be used to acquire 16 properties that in total comprise 731,900 square meters (m2) of Gross Rentable Area (GLA).

Funo seeks to take advantage of the current demand for industrial warehouses, driven by foreign companies that are moving their operations to Mexico due to its proximity to the United States.

The new real estate investment vehicle will be listed under the ticker "NEXT 23" and will begin with a portfolio made up of 196 real estate properties destined for the logistics sector, light manufacturing and industrial parks, with a total of 6.8 million square meters (m2) of profitable area .

As of June of this year, an occupancy rate of 97.2% was reported, and the properties were leased to 605 tenants. Additionally, Funo has a portfolio with approximately 1.1 million m2 of land available to develop more than 500,000 m2 of industrial space.

According to the placement prospectus, once the ongoing developments are completed, Fibra Next will become the Fiber with the largest industrial portfolio in Mexico and Latin America, with a total of 7.2 million m2 of ÁBR.

This figure represents 1.7 times the size of its closest competitor and 2.2 times the size of the third closest publicly traded competitor.

"We believe that we will achieve unique scale and solidify our position as the largest industrial real estate company in Mexico and Latin America, further driven by the paradigm shift in the global supply chain (nearshoring), which we believe will continue to drive substantial growth in the demand in the coming years," the document adds.
