Fibra MTY acquires second property leased by MercadoLibre

Fibra MTY (FMTY14), the investment trust, will add to its portfolio the second property leased by MercadoLibre (MELI). The large Latin American e-commerce company is prioritizing its operations in the country with billions of dollars.

Fibra MTY, listed on the Mexican Stock Exchange, agreed to purchase the logistics property for $105 million. The property is located within the León Bajío Industrial Park (PILBA), where Amazon has a shipping center and other companies such as the French company Michelin operate.

Fibra MTY's commitment to the logistics segment is increasing MercadoLibre's presence as a landlord. A few days ago, the e-commerce company announced its largest annual investment in Mexico, valued at approximately $3.4 billion.

The purchase of Fibra MTY, agreed upon with AC2 Fund, an investment partnership between Artha Capital and Affinius Capital, consists of an industrial warehouse with a total gross leasable area of 82,250 square meters built on a total surface area of approximately 183,940 square meters.

Under the contract, MercadoLibre pays, in addition to the rent, maintenance costs, insurance, property taxes, and the property management fee, as explained by Fibra MTY.
