Fibra Haus refines the last details for its debut in the stock market and thus would become the first investment trust in the institutional income segment in Mexico.
The company confirmed to the CEO that they expect to list the Fiduciary Stock Certificates in the first semester of 2022, in the Institutional Stock Exchange (BIVA) and raise 2,500 million pesos in the placement, an amount that will be used to build two buildings, one in Mexico City and another in Querétaro.
During the next 10 years they plan to expand in the State of Mexico, Guadalajara, Tijuana and Monterrey. The current value of these six markets is 260 million pesos, although by 2030 it is expected to increase to 340 million pesos.

The Fibra Haus business model aims to acquire, build, develop or renovate real estate to be used for housing or commercial use that will ultimately be used for rent and will be administered under institutional regime, that is, without a condominium in between. .
According to the prospectus, located on the BIVA website, the institutional rental housing market in Mexico is shallow, since as of today there are 4,600 units operating and 7,650 under development operating in that niche.
With the Mexico City and Querétaro projects, Fibra Haus will add 589 units to its portfolio, for a total gross area of 51,198 square meters and a net profitable area of 35,894 square meters.

The Managing Director of Fibra Haus, Eduardo González pointed out that they manage a dual and flexible strategy, since as a Fibra is totally independent from developers and operators, they can decide whether to acquire stabilized assets, which already operate under the institutional income scheme or develop their own own assets via association of specialized and institutional developers.
