Exports give the boost to the industrial market of Chihuahua

Chihuahua has established itself as the main export entity in Mexico, which in turn has also benefited the industrial real estate market of said entity and by 2023, both the export segment and the industrial space segment will go hand in hand with significant growth.

According to the real estate analysis firm Solili, during 2022 in the state of Chihuahua a gross demand was registered, which only measures the occupations, of 143,000 square meters (m2) of industrial spaces, that is, 2.3 times more than the accumulated during the 2021.

"During 2002, industrial warehouses ranging from 800 square meters to 24,000 square meters were occupied, the latter corresponding to the manufacturing business of the optical sector located on the South corridor," detailed the real estate analysis firm.

According to figures from the National Institute of Statistics and Geography, from January to September 2022, Chihuahua registered exports for 55.736 million dollars, positioning itself as the main export entity in the country.

For Solili, this dynamism of Chihuahua in terms of exports also pushes the industrial real estate market of the entity; however, the particularity of this state in this regard is that 66% of the demand registered in 2022 was for custom-made projects, known as Build to Suit (BTS).

"61% of the ships demanded during the year (2022) are Class A, in a market attended by half a dozen developers who know the region and its opportunities extensively," Solili said.

Regarding the figures registered in January in Chihuahua, the entity concentrated 10% of the national gross demand, with just over 53 thousand square meters in industrial spaces. "Part of these closures had been advancing at the end of 2022 but it was at the beginning of the year that they were arranged," Solili said.

During January, most of the demand in the region was concentrated in the BTS projects, in line with what has been registered in almost the entire country, where this model predominates with respect to the occupation of speculative industrial buildings.

For Solili, the boost given in this state is part of its export dynamism in transportation equipment, computer equipment, communication, measurement and other electronic accessories, as well as equipment for power generation, which participated prominently in the export item.

"This important industrial real estate market will continue to be key to propping up the sustained growth that is expected in exports this 2023," Solili said.
