These were the largest industrial investments during 2023

The demand for industrial warehouses during the course of 2023 exceeds 5.6 million square meters. If we compare these results with the 2022 totals, we will find that demand growth has been 21% lower than what was reported in the previous year.

The surfaces also reflected a change in the most popular sizes. For example, if we review the warehouses demanded in 2022, we will find 21 building transactions that exceed 50 thousand square meters and whose total represented one million 340 thousand square meters, which is equivalent to 18% of the total demanded that year.

If we analyze the transactions that exceeded 50 thousand square meters during 2023 in Mexico, only three warehouses corresponding to this size segment totaled 222 thousand square meters, a figure that represents close to 4% of the total demanded in this year that has just ended.

If we focus on one of the sizes where there is the greatest concentration of industrial demand operations, such as those corresponding to warehouses between 10 to 20 thousand square meters, we will find 155 transactions that were registered in 2022 and represented 28% of the total demand of that year. In 2023, the percentage associated with that size increases with respect to the total demand, registering 38% of the transactions in that group of areas.

When we review the markets where the largest industrial surfaces in demand are concentrated in 2023, five markets stand out: San Luis Potosí, Guanajuato, Guadalajara, Monterrey and Mexico City, all of them Class A.

San Luis Potosí on the Industrial Zone corridor reports the largest warehouse that exceeds 90 thousand square meters and corresponds to an expansion of an important appliance firm based in Bajío. It is followed by another prominent market in the shoal such as Guanajuato where a multinational furniture firm closed an operation for 70 thousand square meters.

Meanwhile, in the Guadalajara market on the El Salto corridor, a transaction of 62 thousand square meters is recorded during Q4 2023 on the Vesta Guadalajara Industrial Park.

Finally, in the main industrial markets of the country, such as Monterrey and Mexico City, two closures are reported in the submarkets of Santa Catarina and Cuautitlán for warehouses that reach 47 thousand square meters, respectively.

If we look at the lines to which these five operations belong, the majority concentrates on expansions of large-scale production processes in the field of household appliances, furniture and equipment, where a logistics line transaction is also incorporated.
