El Salto submarket has the highest industrial rental prices in Guadalajara

At the end of October 2022, the average industrial rental price in Guadalajara stood at $4.96 dollars per monthly square meter, registering one of the most attenuated annual increases at the national level of 2.8% per year.

The upward adjustment of rental prices in Guadalajara has remained at levels similar to those registered in markets such as Saltillo, San Luis Potosí and Guanajuato where we see annual increases below double digits, 5.6%, 2.3% and 1%, respectively.

In terms of rental prices per submarket, there is a homogeneous behavior since by the end of the third quarter of 2022 the rents of the Periférico Sur, Lopez Mateo Sur and El Salto submarkets moved between $5.12 and $5.75 dollars per monthly square meter.

Gross industrial demand in the first three quarters of the year stands at 218,000 square meters but has not yet managed to overcome the strong momentum it registered in the same periods of 2021 and this could be one of the reasons why prices have remained at reasoned levels. It is the automotive, manufacturing and logistics industries that support the industrial demand of Guadalajara during 3Q 2022.

Although vacancy has reached historic lows, the pace of construction does not slow down and by October 2022, 225,000 square meters will be built, where more than 70% correspond to speculative projects, so it is expected that once completed and entering the market, they will support both controlling the vacancy as rental prices.

This industrial market has taken an important turn, both due to the intervention of the most experienced developers in the area who have assumed the risk of a speculative market and which has generated successful business opportunities in the long run.

In Guadalajara, the size of the industrial inventory has grown by 52% in the last three years, along with the greater variety of supply and the better quality of industrial buildings that expand the advantages of Class A warehouses competing with the rest of the markets nationwide.

In particular, Guadalajara has managed to deepen its industrial development, not only towards manufacturing, but has made decisive progress in the logistics turn and value-added processes where technology and electronics have closed an important differentiator.
