The construction activity of industrial buildings has not stopped throughout 2021 and between the months of July and August, just over 730 thousand square meters of new industrial buildings have begun construction in the country.
As a context, this amount is close to 60% of what was reported at the national level at the end of the second quarter of the year.
Between July and August 2021, Tijuana, Mexicali and Saltillo lead the list with 177, 103 and 95 thousand square meters, respectively.
If the analysis is carried out by region, the border cities that Solili monitors, which includes Tijuana, Ciudad Juárez, Mexicali and Reynosa, take the lead, concentrating 53% of the industrial construction activity at the national level.

This boost from the border is associated with the development of the T-MEC and the modification in supply chains that have replaced Asian suppliers with companies located in Mexico, where proximity to demand is its greatest advantage.
The rest of cities in the north of the country such as Monterrey, Saltillo, Tecate and Chihuahua concentrate 22.5% of the national total, where Saltillo and Monterrey together report just over 165 thousand square meters of new buildings that started between July and August 2021.
At this time, 23 buildings are advancing in Tijuana that are distributed throughout this market where speculative and tailor-made projects are deployed.

Speculative projects range from 3,000 to 30,000 square meters. The largest dimensions in the BTS are around 30 to 35 thousand square meters and are located in the El Florido-Boulevard 2000 and Otay-Alamar submarkets.
If we analyze the Bajío, the Querétaro market stands out during July and August 2021 with 85 thousand square meters of new warehouses that began construction.
Another differentiating element that we have seen throughout 2021 in several industrial markets are the modern specifications of height, size, platforms, floors and distributions that accompany the demands, both from the manufacturing and logistics sectors.
National competition from the multiple institutional developers that make up this market will be an element in favor of the sustained development of the Mexican industrial market.
