January and February 2022 register 87 thousand m² of corporate demand in Mexico

After several months of facing high volumes of vacancies due to the Covid-19 pandemic, the national office market achieved a growth of almost 21% in gross demand during 2021, registering 543,000 square meters (m²).

According to Solili, this was due to the resilience of the sector; as well as its adaptability, since certain changes and transformations have been made to be able to adapt to the new requirements of the companies.

In this way, at the end of the first two months of 2022, the gross demand for offices nationwide managed to total just over 87,000 m². Of which, 78% were concentrated in Ciudad de México and Monterrey, which registered nearly 56,000 and 12,000 m² bimonthly, respectively.

In descending order, they are followed by Querétaro and Guadalajara, with gross absorption close to 6,500 and 6,000 m² per two months, respectively.

Solili highlighted that, in some office markets such as León, Monterrey, Querétaro, Puebla y Mérida, the accumulated gross demand between January and February 2022 already exceeds the amount registered during the first quarter of 2020; therefore, the projection towards the quarterly close will result in significant growth.

On the other hand, the consultant mentioned that office vacancy, which had decreased during the last two quarters of 2021, in February 2022 again reached a level higher than gross demand; especially in the corporate market of the country's capital.

This may be due to the contagions that occurred as a result of the new Omicron variant; which has been more contagious and has impacted the safe return to offices.

For the rest of this first quarter of 2022, Solili foresees advances in emerging markets; such as Tijuana, Mérida and León. Which will be the product of industrial and commercial investments that impact the growth and maturation of said markets; where office vacancy has been minimal in the first two months of the year.
