In the midst of the uncertain and volatile market, fibers recover ground in May
Real Estate Market | June 01, 2022 |

Despite the strong volatility and uncertainty in the financial markets, the Fibra index, which concentrates the 10 most liquid investment and real estate trusts in the market, recovered ground in May, ending at 226.53 units or a moderate advance of 0.53 %.

Returns within the sample of S&P/BMV Fibras issuers were led by the industrialist Fibra Macquarie, whose real estate trust certificate (CBFI) closed with an increase of 13.60% in May.

The second fiber with the highest monthly return was Terrafina, from the industrial real estate sector, its CBFIs ended with an increase of 6.5%, followed by Fibra Inn, the hotel operator, which closed with an increase of 6.3%, very similar to the performance of Danhos (+6.2%), which owns mixed-use properties, offices and shopping centers.

Fibra Uno, for its part, was the most depreciated security in the reference month, falling 7.7%; Fibra Hotel also fell, but by 6.1%; and the industrial Fibra Prologis fell 5.4%.

“The markets are paying attention to the higher increases in interest rates, although in the recent minutes the idea of an increase in greater proportion was not taken up again; a possible scenario of recession and the adverse effects on the supply chains due to the confinements in China, although openings have been made”, indicated Grupo Financiero Monex.

Specialists reiterate that the industrial sector continues to remain resilient to this environment of interest rate hikes and expectations of lower economic growth.

“We expect a recovery in the commercial sector, and a recovery in offices given the imminent return of the corporate sector to physical spaces. We reiterate the industrial sector as a favorite," said Roberto Solano, manager of Stock Market Analysis at Monex.

He projected that this year will be the one with the greatest recovery for the fiber sector, on the way to the historical scenario of 2019, a period where operational maturity and performance when dividends and capital gains were "outstanding".
