Construction continues in El Bajío with the start of 30,000 square meters in January 2023

The entities that make up the Mexican Bajío, although they began the year with a very contained demand, are directing their efforts to carry out a series of investments during the first quarter of the year that were outlined by the end of 2022.

The new constructions started during January 2023 total 30,000 square meters, which represent 9% of the national total. However, the projections indicated that it would be a year of opportunities for this region.

For example, Querétaro already had 65 potential investment projects in its portfolio at the end of 2022, which, if completed, will mean an amount close to 102 billion pesos, according to information issued by the Secretariat for Sustainable Development. Of this total, close to 65% are firm expansions already established in this market.

At the end of 2022, Querétaro registered 660,000 square meters of industrial warehouses that were leased throughout the year and that are 86% higher than what was registered during 2021. About 31% of these spaces are concentrated in custom-made warehouses or expansions of companies already established in the market, the rest was made up of the speculative offer that sought to moderate the decrease in vacancy and a greater increase in rental prices.

During January 2023 in Querétaro, industrial works for 41,000 square meters were completed, which went on to make up the inventories and a little more than 22,000 meters of new industrial buildings began.

For its part, the Secretary of Sustainable Economic Development of Guanajuato, mentioned at the end of November that it had planned at least 18 new investment projects ready to present. The approximate investment of one thousand 500 million dollars would be concentrated in the automotive, agri-food and new technologies sectors.

Guanajuato closed 2022 with an annual increase in gross demand of 74% if the period 2022 is compared with 2021, registering more than 540,000 square meters in the rental closures of industrial buildings.

San Luis Potosí will be impacted in 2023 by the investment of 800 million euros from the BMW Group for a new plant that will be dedicated to electromobility. This investment will generate an impact on the demand for industrial buildings that should house suppliers that will strengthen the supply chain in this market in the Mexican Bajío.

The Japanese firm Daikin also laid the first stone of what will be two new production plants, located in the Millennium Industrial Park, in the Industrial Zone of San Luis Potosí, planning a global investment of 280 million dollars. These industrial plants are intended for the manufacture of residential air conditioning and commercial chillers.

Aguascalientes also announced at the beginning of 2023 the investment of 50 million euros by the German company Balluff, which laid the first stone of its new plant in the Santa Fe TecnoPark industrial park, where they will develop sensors for industry 4.0 intended mainly for the automotive industry.

This year will be one of great opportunities for the industrial markets of the Bajío, which can capitalize on the great shortage of spaces that is being generated on the northern border of Mexico by offering more competitive prices and conditions for some industries and sectors that may benefit from development, of the industrial clusters that are based there.
