New industrial parks will emerge in Tijuana during 2024

Tijuana is consolidating itself as one of the main industrial investment destinations nationwide. During the second quarter of 2024, the local market reported a gross demand of 132 thousand square meters, underlining the growing interest of companies to establish themselves in this border city.

The high level of demand has led local developers to remain attentive to the needs of tenants, thus promoting the creation of new industrial projects.

The Florido-Boulevard 2000 corridor stands out for being one of the most active in terms of new construction projects, thanks to its wide availability of industrial land. In this corridor, new developments have been started, such as the Monteverde industrial park, which has begun construction of a 20 thousand square meter building, the first of a project that covers almost 80 thousand square meters.

In addition, Deer Park is being built in the same corridor, with a development of 23 thousand square meters. On the other hand, the Otay-Alamar corridor has begun the construction of its first building of 26 thousand square meters in the new Frasa industrial park.

In the Pacifico-Nordika zone, Frisa has begun the development of the Banderas Tech Park industrial park, which includes the construction of two industrial buildings.

Construction volumes in Tijuana continue to increase, closing the first half of the year with more than 400 thousand square meters in progress. This expansion reflects the continued growth of new industrial parks in the city.
