At the end of the third quarter of 2024, the leasing of industrial properties in the Metropolitan Area of Mexico City reached a total of 210 thousand square meters.
As a result of the strong demand, new developers are betting on industrial construction in the market, highlighting the constant need for strategically located industrial spaces.

Such is the case of Fortem Capital, which began construction of 22 thousand square meters in its Fortem Tepeji industrial park. Grupo Frisa has also started its new project in Toluca, better known as Toluca Tech Park with its first 14 thousand square meter warehouse.
Also in Toluca, a new hub is being developed by Ultra AC, with its first park Ultra Park Toluca I with 30 thousand square meters that began construction during the third quarter of the year.

Other industrial developments have begun in the capital, including projects such as Prologis Toluca III, Sensa Park III and the Logistics Center State of Mexico.
These projects together total 324 thousand square meters of construction in the initial phase, which continue to advance at an accelerated pace in the country's capital.
