The housing sector in Mexico is, perhaps, the one that has proven to be the most resilient in the face of the uncertainty scenario of the Covid-19 pandemic.

Since it has reached new monthly maximum levels in the crisis period, according to data from the Bank of Mexico.

Financing for housing has shown great adaptability during 2020 and 2021, despite the economic contraction in Mexico derived from the pandemic.

"We are in a period in which banking institutions are competing stronger, they have reduced their interest rates that are around historical lows," said Luis Leirado, General Director of Tasvalúo.

Who also explained that all these actions implemented by the banks are to strengthen the sector and increase its portfolio of loans placed.

From February 2020 to the same month in 2021, the bank has placed about 10,300 mortgages monthly, which represents an important growth, according to data from the Association of Banks of Mexico (ABM).

And that in March 2021, credit for housing (new and used) reached just over a tenth of everything financed by commercial banks, according to the Bank of Mexico.

Likewise, the Governing Board of Banco de México (Banxico) reduced the interbank interest rate by 25 basis points, placing it at 4 percent.

Luis Leirado indicated that, according to the data generated by Tasvalúo, the demand for mortgage loans will continue and will continue to rise in the coming months due to two fundamental factors:

  • Because interest rates for the sector are expected to remain very attractive.

  • On the other hand, because the rates are supported by a monetary policy that promotes the placement of this type of credit from the Bank of Mexico.

Likewise, the general director assured that the real estate sector in general, and especially the real estate sector, are betting on a frank recovery.
