The Bajío is now a benchmark for institutional industrial supply in Mexico

The entities that make up the Bajío region and that Solili monitors have made significant progress in terms of investment throughout 2021, after the strong contraction experienced at the beginning of the pandemic.

At the end of Q3 2021 and according to figures reported by INEGI, the Guanajuato entity exported 6,610 million dollars, which places it in fourth place at the national level below Chihuahua, Coahuila, Baja California, Nuevo León and Tamaulipas.

We know that the automotive industry generates about 20% of the GDP of manufacturing at the national level and in recent years, as a result of the growth of this sector in the country, national and transnational companies have joined forces, in order to create clusters in the main states.

In the case of Bajío, the clusters have played a decisive role, not only in the automotive sector, in attracting investment, basing their activity on the creation of synergy between industry, state governments and educational and training institutions, creating the so-called Triple Helix.

Initiatives such as the Gran Bajío made up of businessmen from Guanajuato, Querétaro, San Luis Potosí, Aguascalientes, Zacatecas and Michoacán have continued their work to position the region as one of the most important in Latin America.

Innovation is the main axis that seeks to project the aerospace, automotive, pharmaceutical, clean energy and technology sectors in this central area of the country.

By the end of 2021, Bajío entities make up almost 20% of industrial inventories at the national level, where Guanajuato y Querétaro, with similar amounts, each register 6.7% at the national level.

In mid-December Prologis announced a purchase agreement for an important industrial portfolio, consisting of 14 buildings, with 2.4 million square feet of industrial space and land for expansion, for an investment of approximately US$160 million, including closing costs. , of which 30% was located in the Bajío.

This type of acquisition movement has led to a wide industrial offer where institutional developers with the greatest projection in the country have increased their portfolios, together with those that already have a significant presence in the area such as Vesta, Finsa, Advance, Vynmsa and Roca Desarrollos, among others. others.

Regarding the industrial demand, the Bajío entities grouped close to 11% of the national demand during the first and third quarters of 2021, having registered a significant jump during the second quarter where they accumulated 28% of the national demand.

2022 will be a year of significant progress for this region where projections point to reaping the fruits of the promotional efforts carried out in 2021.
