Saltillo continues to position itself as an important automotive cluster in the northeastern Mexican region. Proof of this is the consolidation of the demand for industrial spaces during 2Q 2021, mainly concentrated in this line of business.
The automotive industry, in addition to generating a large number of jobs, has achieved diversified growth in terms of facilities and buildings in the hands of the public and private sectors in Coahuila.
At the end of the second quarter of the year, 135 thousand square meters were leased, of which 60% belong to the automotive business, followed by the logistics and distribution sector.

The highest concentration of absorption was generated on the Ramos Arizpe corridor and in terms of the origin of the capital that entered, China stands out in the first place, followed by the United States, accompanied by various national investments.
Saltillo's total inventory at the end of June was 4.2 million square meters and a vacancy of 264 thousand square meters, which represents 6.2% of its inventory.
147 thousand square meters of industrial warehouses were added to the inventory for the quarter, which correspond to companies in the automotive sector and mainly for the production of foam-based comfort products.

The development of the automotive cluster that it has had in recent years, as well as a strategic location to create synergy with one of the most important markets in the country, such as Monterrey, qualified labor, infrastructure, government incentives and the recent international treaties that Mexico has signed, they have played a fundamental role for the industrial development of Saltillo and consolidate itself as one of the most active markets in terms of demand at the national level.
Saltillo is expected to continue advancing steadily by diversifying the local automotive sector supply and creating an increasingly competitive infrastructure in terms of size and modernity in its industrial facilities.
