In the first four months of 2022, the Bajío has managed to accumulate 23% of the industrial demand at the national level, reaching 533 thousand square meters. If we review this indicator for the same quarter of 2021, the amount represented only 16% of the industrial demand in Mexico, so the increase shows the significant clearing of the Bajío so far this year.
The average demand in this region during the months between January and April 2022 managed to double, as a result of the exponential growth of Querétaro and Guanajuato.
Guanajuato and Querétaro reached a gross absorption in the four-month period of 270 and 192 thousand square meters, which implies a growth of 4.4 times and 3.9 times, respectively with the demands registered in them in the same period of 2021.
Guanajuato's demand during the first months of 2022 was driven by the automotive and logistics sectors, while in Querétaro manufacturing, e-commerce and data centers have taken the lead so far this year.

Regarding the dynamism of construction, only in the month of April 2022, Guanajuato began industrial works for 62 thousand square meters equivalent to the gross demand of the period, which indicates the strong presence of custom-made projects or BTS. Not only custom-made projects feed the new offer in process.
This increase, both in demand and construction, occurs under the scenario of an average vacancy of 7%, which is still the highest at the national level.
Similarly, in Querétaro, construction has not stopped and at the end of April 2022, industrial projects that exceed 420 thousand square meters are advancing, a figure that doubled what progressed in construction during April 2021.
So far this year, important companies have announced expansions, likewise the arrival of new investments has been identified that are expected to have a direct impact on demand in the remainder of 2022.

The Secretary of Sustainable Development of Querétaro recently announced that about 67 private investment projects intend to settle in the state, which would represent 93 billion pesos and the generation of 42 thousand new jobs.
In the case of Guanajuato, the recent inauguration of the DeAcero Macro Hub, the new Pirelli Research and Development center and the investment of 400 million dollars that Michelin will undertake are examples of the coordinated development between local authorities and investors and companies that maintain their commitment in the shallows
And although San Luis Potosí and Aguascalientes have not yet registered such outstanding figures, they are advancing in negotiations that may be reflected in the quarterly closing. An example of this has been the recent announcement by Nissan that it will invest 700 million dollars in making improvements to the manufacturing facilities in the Aguascalientes plants, as well as improvements in automation and training of its employees.
