Electronic commerce has driven the industrial real estate sector in Mexico to rapidly adapt and has rethought plans to meet the needs of the current requirements of department stores, retail, online sales platforms, parcels and delivery companies. last mile
It is estimated that by 2025 electronic commerce will increase by 226%, this will represent a growth of 58% of total retail sales in the country, says Jaime Ito, director of Newmark El Bajío-Occidente, who has seen reaching companies such as Mercado Libre and Amazon, with buildings in Guadalajara and León.
As a result of the restrictions brought about by the health crisis, the world moved forward with virtual purchases, minimizing the idea of previously perceived risk, which facilitated the process by including returns at no cost and without questions, obtaining products that were not usually found in physical stores, free shipping, same day or next day, among various options.

This dynamic allowed the organization of industrial buildings, differentiating three types of distribution centers or CEDIS: Main or Central, Regional, Transit or Last Mile.
The main or central ones allow the concentration and storage of all products and are located outside the main cities of the country, such as Mexico City, Monterrey and Guadalajara, due to the fact that they require surfaces greater than 20 thousand square meters.
The regional centers are installed in large cities or central points of a set of towns in the area and are used only to distribute the final route. They are located on the outskirts of the cities since their dimensions range from 3,000 to 10,000 square meters, such as León, Querétaro, Aguascalientes, San Luis Potosí, among others. They usually receive shipments from central CEDIS to create local delivery routes.
The regional centers serve as support to granulate and make the shipping routes within them more efficient and the product is not stored here for more than 24 hours.
Finally, the transit centers or also called Last Mile or Last Mile derive their name from the distance in which they are located, no more than one mile or 1.6 kilometers, from the buyer. These transit warehouses offer their services to large chains that only have central or regional CEDIS, creating routes to reach the final consumer.

This optimizes the operation and logistics of its customers since they only make one shipment concentrating all the orders placed and the last mile companies are responsible for separating the orders according to the delivery areas.
This new model has created a need to convert urban properties into warehouses or warehouses. Consequently, the prices of these warehouses are higher compared to the average cost of the industrial market, according to the director of Newmark.
