According to data from Solili, at the end of the third quarter of 2021 (3Q2021), Mexico exceeded 1.2 million square meters (m²) quarterly in demand for industrial spaces.
In this way, 3.3 million m² of construction of industrial buildings were registered, which are distributed throughout the Mexican territory.
This is in line with recent data from the National Institute of Statistics and Geography INEGI, which reported that industrial activity in Mexico advanced 0.4% during the month of August.
This growth is in line with the 1.86% monthly increase in construction, the best performance during the last semester.
Monterrey, Mexico City and Tijuana, concentrate almost half of the constructions in process, with 647 thousand, 518 thousand and 397 thousand square meters, respectively.

During the quarter, Monterrey ranked first, beating Mexico City with about 1% in gross demand and 25% in construction.
On the other hand, Tijuana has the lowest vacancy (0.9%) and presents an increase with 26 projects of industrial buildings, representing 400 thousand square meters. These constructions have 45% availability, where spaces from 10 thousand to 20 predominate. thousand square meters.
Within the construction plans, the most notable markets are Querétaro, Mexicali and Saltillo, with 6.4%, 5.9% and 5.4%, respectively.
Querétaro stands out with 18 industrial warehouses, totaling 278,000 m², with a third of availability and sizes between 2,000 and 35,000 m²; as well as an average price of $ 4.33 per month per square meter.
