Scarce availability of industrial spaces in Tijuana
Inmobiliare | May 04, 2022 |

Tijuana reflects a high demand for industrial land, where those on the periphery stand out, which have increased their prices due to the return of foreign investments that had established themselves in China and are now returning to Mexico, highlighted José Manuel Rodriguez, an expert in the packaging sector, and Saul Garcia, former President of Index.

The high demand is accentuated because the projects that are currently under construction are already rented, which represents a challenge for speculative construction.

Companies that came looking for a place to settle, expected to find built square meters and did not find availability and there is even an imbalance motivated because what is being rented at the moment is Build to Suit (BTS).

The situation generates spillovers in all sectors, since companies set up in the area need to provide housing for workers around the industrial park. This induces the growth of the housing sector, a challenge that developers must address.

Saúl García also expresses that they are already working on the creation of these industrial zones with access to housing to attract both companies and the population seeking employment.

In turn, spokespersons for Loinz Business Group, a specialized Real Estate company, could support the development and search process by creating models and areas where industrial districts can be formed, with commercial spaces according to the needs of the population, where green areas and recreation are included.

Tijuana and its surroundings still have land available for the development of spaces, both industrial and residential and for commercial use, it only remains to identify, regularize and validate its viability.
