New industrial parks detonate in the metropolitan area of Mexico City

The Metropolitan Area of Mexico City is currently positioned in second place in the construction of industrial warehouses nationwide. During the first month of 2024, industrial construction in the capital market reached more than 732 thousand square meters.

Among the most notable industrial parks that have just begun construction are projects such as Vesta Punta Norte, Cuautitlán City Park, Danhos Cuautitlán Park, with spaces ranging from 15 thousand square meters to 100 thousand square meters, ready for leasing. The new buildings have high-quality infrastructure classified as class A; these projects are expected to complete the construction process between the second and third quarters of 2024.

Likewise, a few minutes from the Felipe Ángeles Airport, the first stone of the new DHL Supply Chain logistics center is being laid, a project that will be in the T-Mex megapark located in the municipality of Nextlalpan, State of Mexico. The park will have a total surface area of 40 hectares, which will be distributed in four buildings of 200 thousand square meters.

The metropolitan area of Mexico City continues to consolidate itself as the main logistics hub in the country. Among the corridors that stand out as concentrating the greatest volume of construction are Cuautitlán, Tultitlán and Tepotzotlán known as CTT. Toluca, Huehuetoca and Zumpango are also included, as they are privileged areas due to their proximity to the airport and as well as being the ones that currently have enough land for industrial use to launch projects.

The industrial market of Mexico City began the construction of 828 thousand square meters during 2023, in response to the low supply in the market. During the first month of 2024 the vacancy rate stood at 1.1%. It is expected that during the course of the year the developers will complete the construction of the new projects and their delivery will contribute to meeting the high demand of companies seeking to establish themselves in the largest industrial center in the country.
