Construction detonates on the border due to lack of industrial space

The low vacancy of industrial space in border markets has set off alarms for a few quarters. Various developers project continued pressure on gross demand.

According to the real estate platform Solili, in February of this year, Monterrey, Tijuana y Guadalajara reported availability of 2.8%, 0.4% and 2.5%, respectively.

In order to meet this growing demand, it is beginning to be observed that construction works in the region have increased and accelerated.

So far this year, a total of 78,000 square meters of construction have taken off in the northern border area of Mexico, according to the platform.

Said industrial space is part of the 26 properties that advance in different stages of development. These add up to about 523 thousand square meters.

In addition, of these ships in process there is an availability of 37 percent. The 200 thousand square meters available include options ranging from three thousand to 40 thousand square meters.

"The largest available warehouses are developed by Prologis with surfaces of 28 and 40 thousand square meters, on the El Florido-Boulevard 2000 corridor."

Now, when making a relative comparison of what is being built with the size of the inventory of each entity, Monterrey takes the lead with 7% progress in works, followed by 5.6% in Tijuana and Guadalajara.

The exponential growth of electronic commerce due to the change in consumption habits during the pandemic, translated into a strong boost in the demand for industrial space, higher than that registered in 2020.

In this sense, Solili indicated that public investment initiatives such as the construction of the Otay II checkpoint or the double deck of the airport towards Playas de Tijuana, are strong signs of a demand that will continue to grow.

Likewise, members of the Economic and Industrial Development of Tijuana and the Coordination of Industrial Developers indicated in mid-February of this year that the entity could attract up to 450 million dollars in investment in industrial sectors.
