Querétaro registers the double of vacated offices compared to Q1 2024

Over the course of a year, the office supply in Querétaro has increased considerably, adding more than 99,000 square meters of vacant space by the end of Q1 2025.

In March 2025, the vacancy rate stood at 13.7%, with the Centro Sur and Bernardo Quintana submarkets having the highest rates in the market at 20.8% and 13.4%, respectively.

On the other hand, demand for office space during the first quarter of 2025 closed at 5.5 thousand square meters of leased space, representing a 40% decrease compared to the same period in 2024. Office vacancies for the quarter totaled 2.2 thousand square meters, a figure that doubles compared to the first quarter of 2024.

As a result of a decrease in demand and an increase in vacancies, Querétaro's corporate market saw a 2 percentage point increase in its vacancy rate over the one-year period. However, Querétaro maintains its position as a strategic investment hub, thanks to its consolidation as a technology and logistics cluster.
