The Valle Oriente submarket is home to the financial district of San Pedro Garza García, which concentrates the majority of the inventory with 103 existing buildings. It remains the submarket with the most demand for the second consecutive month, reaching 9.4 thousand square meters of lease, which represents 52% of the total market.
Its location, the shopping centers that surround it, the luxury homes, and the urban panorama, are the characteristics that make it the most attractive submarket for business centers, as shown by the figures where the preferences were in favor of the spaces spacious areas of Torre Comercial América, VAO2 and Auriga, with office options ranging from one hundred to one thousand square meters.

Class B buildings were also part of the interest of companies with 3 thousand square meters leased. Buildings that have excellent conditions and levels of up to 1 thousand square meters, favorable spaces for any business line at more affordable prices without neglecting the benefits of the area.

The Centro submarket has an excellent location for people looking for a work space with roads that allow easy access and a wide range of real estate offers. The Centro submarket was the second favorite of businessmen, managing to lease more than 4 thousand square meters. where a considerable difference was shown in the demand for class A buildings, which represents 92.76% of the leased space.
It should be noted that this submarket also added to the gross demand the sale of spaces, such as the SOHL Tower, a large building with a net profitable area of 16.7 thousand square meters, drawing the attention of investors who see in it a business opportunity.

The Santa Maria submarket is another of those that lead and has a beneficial location due to its proximity to San Pedro Garza García and the center of Monterrey. It reported a gross demand of 2 thousand square meters, where buildings such as Business Hub, Torre Vinta, Corporativo San Jerónimo, Balzac - Torre A, were part of the businessmen's preferences.
Santa Maria has projected significant growth within the Monterrey market, since it currently maintains the largest square footage of spaces under construction with 37% of the total, which in absolute terms represents 240 thousand square meters, with large buildings such as BH Lifework, Torre Valeska, Sikara and Balzac - Torre B that presented sales in this quarter and that promise to boost the development of Santa María.
In short, Valle Oriente, Centro and Santa María are the submarkets that presented the best results in terms of gross absorption, not only during the last quarter of the year but throughout 2023. However, all the submarkets that make up the Monterrey market had a positive performance in terms of leasing activity and contributed, to a greater or lesser extent, to Monterrey continuing to be the second most important market in the country in gross office demand.
