Industrial demand in the Bajío region reports an annual growth of 20%

The Bajío region has shown an increase in demand for industrial spaces during the first two months of 2025 despite recent trade tensions resulting from the implementation of new tariffs by President Donald Trump.

Industrial space leasing activity during the months of January and February 2025 reached 183 thousand square meters, which represents an increase of 20% compared to the same period in 2024.

Industrial demand in the Bajío region shows positive behavior despite the fact that the volume of demand at the national level reported a decrease of 15% during said period.

The leasing of industrial spaces during the first two months of 2025 in the Bajío region was driven mainly by companies of Mexican origin, as well as some from Germany, Switzerland, France, Taiwan and the United States.

Querétaro stands out as the market with the highest volume of industrial demand in Bajío, reporting 61% of leases in the region, with 108 thousand square meters leased.

The automotive sector continues to be the main driver of the Bajío region, attracting both national and foreign investments. In addition, advanced manufacturing, electronics and the aerospace industry have gained relevance, driven by their strategic location and qualified labor.
