Industrial demand in Chihuahua causes vacancy to drop to record lows

Chihuahua at the end of the second quarter of 2023 managed to register an industrial vacancy of 0.7%, one of the lowest percentages nationwide, similar to what is observed in the industrial markets of Puebla y Tecate

This decrease of 2.6 percentage points has been motivated by gross absorption levels that have remained similar to those registered in 2022, if we compare the figures accumulated in the first half of the year.

The new supply that was incorporated into the inventory in the first six months of 2023 almost reached 40,000 square meters, but it has been insufficient to supply the demand that remains above a quarterly average of 30,000 square meters.

However, industrial projects that exceed 60,000 square meters at the end of 2Q 2023 are still underway, where custom-made or BTS projects predominate. The Oriente submarket accumulates the total number of projects under construction that correspond to Class A properties.

Even incorporating these new constructions, it is unlikely to reverse the decline in vacancy, so it is necessary to activate speculative constructions in order to meet the levels of demand that are projected for the remainder of the year.

Let us remember that Chihuahua is positioned as a national leader in the Mexican aerospace sector by concentrating 25% of the country's aerospace plants, which allows it to be positioned as a market that will be able to attract companies in the sector that manufacture high-precision machining, harnesses, seats , aeroparts, slides, rafts, thermal treatments and turbines.

The entity at a global level, which groups the main markets among which are Ciudad Juárez and the capital Chihuahua, already in 2022 registered one thousand 876 million dollars in foreign direct investment. Although this amount represented a decrease of 1.7% with respect to the investment registered in 2021, we did see a significant growth of 29% in new investments that accumulated 528.8 million dollars during 2022.

During the first quarter of 2023, Chihuahua received an estimated Foreign Direct Investment of 562 million dollars, placing it in eighth place nationwide, according to data reported by the Ministry of Economy, so we can expect new announcements for the rest of the year.
