At the end of the second quarter of the year, the net demand of Chihuahua had managed to register more than 35 thousand square meters, which indicates a significant recovery with the amounts that we observed in previous quarters.
This had been one of the industrial markets that registered negative or almost zero net demands in the first half of 2021, since vacancies exceeded the gross demand that was registered in this market.
Fibra Nova, Intermex, American Industries and IGS, among others, have participated in part of the gross demand that advances so far in 2022, where there are 51 thousand square meters of industrial buildings being built, a figure that reaches the historical maximum of this market.

Of the constructions that are advancing, only one option of 15.7 thousand square meters is available and the rest are custom-made projects, such as the case of the French company Essilor, which recently announced industrial investment in a lens and frame factory where they estimate an investment of 133 million dollars in the entity.
Jabil was another important investment that is expanding in this market and recently laid the first stone of its third production plant in the city of Chihuahua, the fifth in the state. They estimate to invest 336 million dollars, 30% in infrastructure and 70% for machinery. This manufacturing company is dedicated to providing comprehensive electronic solutions, including design, assembly, production, and services related to electronic products.
Currently this market registers a vacancy of 3.34%, the lowest in the last three years with average rental prices that adjust to $4.03 dollars per square meter per month.
For the specific case of this market, the demand for tailor-made projects concentrates 60%, which complements logistics with the remaining 40%, during the first half of 2022.

Another industry with a strong commitment to the entity is aerospace, which accounts for about 25% of manufacturing in this market, generating about 70% of employment within the capital and where significant progress is expected in the second half of the year and throughout 2023.
