Demand for offices begins recovery in October: Solili

At the end of October 2021, the Mexican office market reported an increase in the demand for spaces, due to the fact that a large part of the country's entities have already reopened corporate activities under the guidelines of the epidemiological traffic light.

In this way, according to Solili, the demand for office space nationwide registered about 46 thousand square meters (m²); of which 60% are concentrated in Mexico City.

The firm indicated that the demand in CDMX was concentrated in the rent of 28 thousand 307 m², of which the class B spaces had greater absorption, with sizes ranging from 85 to 880 m², approximately.

For its part, the Guadalajara market registered a gross demand of almost 10,000 m² during October, maintaining the average achieved in the previous quarter; where an operation of 2,500 m² stands out on the Providencia corridor.

In addition, demand preferences were concentrated in gray work spaces that average an area of 410 m²; where rental operations predominated.

In the case of Monterrey, the gross demand reached 8 thousand m². And, in the same way, the rent prevailed over the sale, which was characterized by conditioned spaces with an average surface area of 460 square meters.

Meanwhile, Querétaro, Tijuana and Mérida reported gross demands of less than 400 m² in each market; while Puebla and León did not register gross absorption during the tenth month of the year.

With regard to office space vacations, Solili highlighted that moderate levels are observed in almost all the country's markets.

However, in the capital, class A spaces are those that registered the highest unemployment during October, with 21 thousand 753 m²; which represent 90% of the total unemployment in the capital.

“This segment of real estate investment will continue to go through changes and adaptations of its properties throughout 2022; where situations of great challenges are still expected, such as the escalation in the prices of construction supplies and the adjustments in the economic growth of the countries, among others, ”said the consultant.
