Office demand in Monterrey doubles in the first two months of the year

During the first two months of 2025, the demand in the Monterrey corporate market showed a positive performance, reaching a total absorption of 28 thousand square meters of offices, reporting significant growth in relation to the same period of the previous year.

The Valle Poniente submarket, with a significant figure in sales, accounted for 46% of the total absorptions. Santa María concentrated 19%, while the main corporate submarkets of Monterrey, Centro and Valle Oriente achieved a share of 11%.

On the other hand, the Valle Poniente submarket is currently considered an expanding area with significant development due to its proximity to San Pedro Garza García, which has well-designed spaces in less saturated areas and houses large buildings with more affordable prices.

The growth reported during January-February 2025 shows a favorable dynamic within an economic context that, although still marked by inflationary phenomena and caution on the part of the business sector, could reflect a sign that large corporations are looking for offices with access to industrial and commercial areas in areas such as Valle Poniente.
