Office demand in Monterrey reports a strong increase at the end of 2024

At the end of the 4Q 2024, the figures in the corporate market at the national level registered a 23% decrease in absorptions, however, Monterrey showed a strong increase in the demand for offices totaling 33 thousand square meters, which represents an increase of 84% in relation to the same period in 2023.

The Monterrey office market is the second most important at the national level, after the capital of the country. Office leasing activity in Monterrey accounted for 15% of the demand nationwide during the last quarter of 2024.

The Santa María office submarket had the highest demand in the quarter with 13 thousand square meters, where the largest volume of transactions occurred in the SANTAMARÍA business campus with 3.8 thousand meters in leases.

It should be noted that the Santa María submarket was not only the most in demand in this quarter, but throughout the year, accumulating almost 64 thousand square meters in rents and sales. The second position was taken by the Valle Oriente submarket, which reached 8.5 thousand square meters of leases.
