Office demand in Monterrey kicks off 2025 with solid performance

Despite the tensions generated by the country's political and economic climate, demand for corporate space in Monterrey closed the first quarter of the year with a solid performance, with 37,000 square meters leased, 62% above the volume recorded in the same period in 2025.

During this period, the Valle Poniente corridor stood out, accounting for 37% of total office takeovers. It was followed by the Santa María corridor, which accounted for 20% of transactions.

Office leasing activity during the first three months of 2025 was primarily concentrated in Class A buildings, with over 21,000 square meters occupied.

The increase in the need for leasing and acquiring corporate space in Monterrey during this first quarter continues to consolidate it as a strategic destination for foreign direct investment and nearshoring, factors that have significantly driven its growth.
