The office sector of Mexico City registered a net absorption that exceeded 67,000 square meters, at the end of the fourth quarter of 2021.
In this sense, demand increased, headed by the Polanco and Insurgentes corridors with 30,800 m² and 28,800 m², respectively. Added to this, Santa Fé reported 22,000 m² and reforms 19,300 square meters.
Consequently, these four markets accounted for more than 90% of office demand in 4Q2021, according to Solili data.
Most of these spaces correspond to class A and class B buildings, in addition to the fact that about 75% correspond to surfaces of less than 950 square meters.

Along with the growth in occupancy, buildings were increased, among which the 38,200 m² of the Neuchatel Corporation stood out. Likewise, Distrito Polanco contributed 60,700 m² and Ferrocarril de Cuernavaca with 5,400 square meters.
In this sense, new projects were completed such as Periférico 2122 with 4,100 m², Insurgentes Sur with 9,7000 m². In addition to the contribution of the Lomas Palmas corridor, which added 876 and 1,600 m² to the inventory with Volcán 212 and Sierra Nevada 105, respectively.
For its part, the change of use of buildings under construction continues with reconversions to residential areas or hotels. An example of this is QO located in Polanco, Insurgentes 454, Popocatépetl 538 and Zacatecas 80.

Meanwhile, it was observed that during 4Q2021 the level of vacancies fell to 70,000 m², which represents one third less than in 3Q2021. Part of the vacancy was concentrated in class A offices with 50,000 m² and 20,000 m² in class B offices.
The vacancies are located in corridors such as Santa Fe with 25%, Insurgente 21%, Polanco 16.7%, Lomas Palmas 14.9% and Norte with 11.5 percent. In addition, when analyzing vacancies, three quarters are registered in spaces of 70 and 954 square meters.
