As of the third quarter of 2022 (3T2022) Solili registered 270 thousand square meters (m2) of corporate space in gross demand nationwide.
However, Mexico City (CDMX) concentrated 65% of this indicator, which demonstrates its continuous rise. In this sense, the capital demanded 30% more m2 than the previous quarter, but exceeded the record obtained in the same period of 2021 by 160%. Despite this, the vacancy in CDMX continues to be among the highest in the country. with 22.6 percent.
On the other hand, the city did not present the beginning of corporate works, but delivered 1,000,000 m2 of construction that remained in process. For this reason, CDMX is positioned as the market that finished the most buildings as of 3Q2022, with 7 corporates that are mostly classified as B.

Regarding rental prices in the market, the annual increase was presented in a moderate way with the existence of corridors that exceed the national average.
Meanwhile, Guadalajara showed strong resistance in demand, for which it almost doubled the figures obtained as of 3Q2021. For its part, Monterrey registered a greater participation in the purchase of corporate spaces and Mérida continues to be driven by mixed-use projects.
In that regard, emerging markets such as Mérida and León were able to generate momentum from the industrial sector. Since the industries that arrive in the regions seek to establish appropriate spaces for corporate performance.

For this reason, Guadalajara closed with 16% corporate vacancy, along with Monterrey, Querétaro, Tijuana and Mérida, which continue to show a downward trend. Despite this, new m2 were added in different cities; Guadalajara presented a profitable area of 11 thousand m2; Monterrey with 9 thousand new square meters.
In this case, as of 3T2022 there was a decrease in construction at the national level, since a large part of the m2 that were reported belong to the delivery of projects that contemplated leaving before the pandemic.
Therefore, during the semester a total of 10 buildings were added to the national inventory, which together represent 40 thousand square meters.
