Regarding the standards that are being demanded in its construction, the most relevant international standard that exists is the one established by the Uptime Institute through its classification system by TIER that ensures that its construction complies with the pertinent construction regulations.

Additionally, there is another global standard of Mexican origin developed by ICREA (International Computer Room Experts Association), which guarantees that the physical infrastructure of Data Centers meets the minimum necessary requirements and is governed by six different levels.
They range from Level I (Quality Assurance Data Center) that registers 95% availability percentage, up to Level VI (Redundant Hight Available Word Class Quality Assurance Data Center Net) that complies in 99.9999% with the required availability percentage.
Both certifications are constantly used as a standard and guideline, although they are voluntary and depend on what each client is looking for, as well as local requirements.
Among the critical aspects of a data center we have the type of connection of the Data Center (TIER or desired LEVEL) and verify if there is any specific certification that is being sought.
The location must have a wide availability of energy, suitable conditions of temperature and humidity, and low risk of natural catastrophes, such as floods or earthquakes; buildings or warehouses must have high-density designs so that the use of space is as efficient as possible.
In addition to the above, the use of sophisticated infrastructure should be considered to be energy efficient and maintain constant and adequate temperature levels in the equipment; the location must have a qualified and certified workforce for these types of projects, among others.

For construction, it is important to consider that there are many large systems and equipment (such as generators, CRACs and CRAHs) that take months to manufacture and deliver on site, which has a greater impact on the construction schedule.
It is essential that both the designer and the general contractor have the ability to understand, follow and adapt to the local market all the own standards that international clients may have.
Another important aspect is that the construction companies and companies involved work as a team, making sure they understand the expectations and the processes necessary for the Data Center to develop without any setback.
It is worth mentioning that international clients are looking for sustainable buildings with high energy efficiency. However, promoting the use of renewable energy is still a work in progress within the country.
Despite this, Data Centers are a growing market with no prospect of decreasing in the near future. On the contrary, we will undeniably see how the Mexican industry consolidates in this sector during the next few years.
